Situation
The church is located in the centre of the village of Mawnan Smith, fronting the public highway, located in an area of Outstanding Natural Beauty close to the south Cornish coastline. The village is well supported with a public house, junior school, church, village shop and other services for everyday requirements, whilst the larger town of Falmouth boasts a wider range of facilities and services and is located approximately 4.5 miles distant. To the south of the village, lies the sheltered sailing waters of the Helford River. The Property
The Garde II listed Methodist Church & Sunday School sit on a level site, constructed circa 1815 with the adjoining Sunday school being added on in 1902. The property fronts the public highway, with off-road parking and pedestrian access to the rear garden. The church, primarily constructed of traditional stone construction with exposed cut granite quoins and lintel with timber windows, under a pitched roof.

The Church (11.17m x 9m) a single room, accessed by two external doors, and an internal door to the Sunday school, with pews and organ in situ.
Sunday School (9.6m x 7m) with a ramp access from the road to an inner wooden porch. Exposed vaulted timber ceiling with a serving hatch and door through to the kitchen.

Planning: The vendors undertook a planning pre-application to convert the redundant church building and adjoining Sunday school room into residential dwellinghouse to include alterations to the adjoining stable building to allow through vehicular traffic. The advice from the planning office concluded that ‘the work proposed works would need to be supported by a full planning application.
