· Detached bungalow
· Various outbuildings
· Approx. 2.7 acres
· Huge potential
Versatile smallholding comprising a detached 1930’s bungalow together with a range of outbuildings with potential (subject to planning) and level gardens and paddock totalling 2.7 acres.
32 Howe Downs is a 1930’s detached bungalow with pebble-dashed elevations beneath a steeply pitched slate hipped roof with twin round bay windows to the front.
The accommodation is now somewhat dated, but offers high ceilings and some original features.
In all the accommodation offers entrance vestibule and hall, large sitting/dining room with wood burning stove and floor to ceiling picture windows overlooking the gardens, kitchen with larder, shower room, large conservatory, utility with further wc and two double bedrooms. The windows are majority double glazed and heating is provided by a Glow-worm LPG boiler.
A mundic test was commissioned in 2023 and the property has been graded A1 and therefore suitable for mortgage purposes. The property is sold with no onward chain.
Outbuildings
There are a total of three large outbuildings, all offering excellent storage, garaging and workshop space and one is fitted with basic kitchen and shower room facilities.
There is potential that one or several of the outbuildings could be converted into accommodation, subject to planning consent.
Gardens & Land
From the bridleway is a timber gate giving access to a large parking area with ample space for trailers, caravans and boats. From here the gardens extend all the way around the bungalow and are largely laid to lawn. Two ponds can be found within the grounds.
To the front of the bungalow is further hardstanding with iron gates leading directly to the roadway.
The paddock is level and currently laid to pasture with high hedge boundaries and a further store/outbuilding at the southern end.
A strip of garden runs the length of the paddock and separates this from the roadway. This area is suitable for compost areas and vegetable growing to name but a few.
On the opposite side of the road is a narrow strip of ground extending to approximately 0.2 acres. This area is completely overgrown and although plans show a building as being present on the site, access to it is difficult and so the size and the condition of this building is unknown.
Important Note: The land plans shown within the auction pack show areas of land not included in this sale. Please refer only to the area of land for sale shown edged red on the Lodge & Thomas plan attached to these sale particulars.
Services: Mains electricity. Private borehole water supply. LPG heating and private drainage. None of these services have been tested and therefore no guarantees can be given.
Council Tax Band: D EPC: F
Wayleaves, Easements & Rights of Way: The sale will be subject to and with the benefit of all existing wayleaves, easements and rights of way as may exist. Although the property is accessed via a bridleway, there are no public rights of way running over the extent of the property being sold.
Particulars & Plan: Whilst every care is taken in the preparation of these particulars, their accuracy is not guaranteed and they do not constitute any part of an offer or contract. Any intending purchaser/s must satisfy themselves by inspection or otherwise as to the correctness of these particulars.
Location
The property occupies a quiet rural setting midway between Carnhell Green and Praze-an-Beeble and is accessed directly from a bridleway providing immediate off-road riding for anyone keen to keep horses at the property. Praze-an-Beeble is a well-served village offering convenience store and Post Office, primary school, public house and bakery. Further amenities are available in Camborne, Helston and Hayle and the property is only a short distance from the A30, allowing easy access in and out of the county.
Viewings: Strictly by appointment with the sole selling agents Lodge & Thomas. Tel: 01872 272722 Email: property@lodgeandthomas.co.uk
Directions: From the centre of Carnhell Green turn left into Cathebedron Road immediately opposite the bus shelter. Continue along this road for approx. ½ a mile and 32 Howe Downs will be found on the right hand side where the bridleway forms a crossroads. For viewings, please turn right into the bridleway and the entrance gates to the property will be on the left.

†Traditional auction
Exchange occurs at the end of the auction. This means that if the reserve is met or exceeded and the auction timer reaches zero, the successful bidder is legally obliged to pay the purchase price and the seller will be legally obliged to sell the property. To ensure that the successful bidder proceeds, the buyer is automatically charged a holding deposit, which is held in a secure client account, pursuant to the terms of a holding deposit agreement.
* Pricing Information
The Guide Price amount specified is an indication of each seller's minimum expectation. It is not necessarily the amount at which the property will sell. Each property will be offered subject to a Reserve (a figure below which the property will not be sold) which we expect will be set no more than 10% above the Guide Price amount.
